Plain-language answers to the questions we hear most about booking, payment, check-in, house rules, and cancellations.

These answers summarize our Guest Rental Agreement & House Rules. If anything here differs, the agreement controls.

Booking

How do I book a stay?

Browse our cabins on the Stays page, choose your dates and number of guests, and continue to our secure checkout. Your reservation is confirmed as soon as your payment goes through, and a confirmation email is on its way.

Can I hold a cabin before booking?

Dates are only reserved once checkout is complete, so we can’t place a cabin on hold. If you’re coordinating with a group, we recommend booking early, or reach out and we’ll help you find dates that work.

Is there a minimum stay?

Some cabins have a minimum number of nights, which can vary by date. The booking calendar on each cabin’s page shows the minimum for your arrival date and only lets you choose stays that meet it. Our cabins are for temporary vacation stays only and can’t be used as a permanent residence.

What is the minimum age to book?

The minimum age to book is 21, unless a cabin’s listing states a different age requirement. The booking guest must stay at the cabin for the entire reservation, and we may ask for proof of age, such as a valid driver’s license or state-issued ID. Guests under the minimum age must be accompanied by a parent or legal guardian for the entire stay.

Payment

What payment methods do you accept?

We accept major credit and debit cards through our secure checkout. Payments are processed by Stripe, so your card details never touch our servers. The card must be yours or one you’re authorized to use. If there’s a problem with your payment, we may ask for another form of payment and proof that you’re authorized to use it, such as a government-issued ID matching the name on the card.

Do you offer a payment plan?

Yes, automatically. If you book more than 30 days before check-in, you pay a 50% deposit at booking and the remaining 50% is charged automatically to the same card 30 days before check-in, on the date shown at checkout. If you book within 30 days of check-in, the full amount is charged at booking. We email you a receipt when your balance is charged.

Are taxes and fees included in the price?

Your checkout summary itemizes the nightly rate, cleaning fee, any other fees, and taxes before you pay, so you see the full total up front. Charges for things like undeclared guests, damage, or house-rule violations are separate and only apply if they occur.

Is there a damage waiver?

Yes. Each reservation includes a mandatory, non-refundable Limited Rental Damage Waiver that covers accidental damage up to $100, provided you report it before check-out. The waiver fee is property-specific and is disclosed during the booking process or in your reservation confirmation. It isn’t insurance, and it doesn’t cover intentional damage, damage caused by smoking, pets, or house-rule violations, missing remotes or keys, or your personal belongings.

Before You Arrive

What time is check-in and check-out?

Check-in is after 4 p.m. and check-out is before 10 a.m., local time. Early check-in or late check-out must be requested and approved in advance and may carry an additional charge. Staying past check-out without approval may result in a late departure fee of up to one night’s rental.

How do I get check-in instructions?

Before your arrival, we’ll email your arrival guide with directions and door codes. If you don’t see it as your trip gets close, check your spam folder or contact us and we’ll resend it.

Can I arrive late at night?

Yes. Check-in is any time after 4 p.m. local time. If you’ll be arriving later than 11 p.m., please let us know in advance.

Are pets allowed?

Only dogs are permitted, and only at cabins specifically authorized as pet-friendly. A standard pet fee of $150 per pet (unless otherwise specified) applies for stays up to 7 days, plus $35 per pet per day after day 7. Pet approval, including breed and quantity, is at our discretion, and bringing an unapproved pet, or any pet to a cabin that isn’t pet-friendly, carries a minimum $500 fee. Dogs must stay off furniture and beds, be supervised at all times, and never be left alone in the cabin or tied up outside. Please pick up pet waste right away (minimum $20 fee per incident) and bring your own pet towels and beds or crates. Bona fide service animals are welcome as required by law.

What should I know about the mountain setting?

Most cabins are reached by gravel roads, and some driveways are steep. If you’re arriving by motorcycle or towing a trailer, check the cabin’s amenities or contact us before booking for the most accessible options. Our cabins are in rural, wooded areas, so even with regular pest control you may encounter pests from time to time. Dress for the mountains and bring insect repellent for outdoor activities.

Can I charge my electric vehicle?

Charging an electric vehicle from standard household outlets or the cabin’s electrical system is strictly prohibited. Please use public charging stations unless your cabin explicitly provides an approved on-site charging station, subject to its posted rules. Unauthorized EV charging carries a minimum $200 fee.

During Your Stay

Who do I contact if something goes wrong?

In an emergency, dial 911. For anything else, including maintenance or safety issues, contact us right away at ambassador@enjoyuniquestays.com or +1 (423) 500-7300 so we can respond. Please also let us know promptly about power outages. They’re outside our control, and refunds aren’t provided for them.

Are linens and towels provided?

Yes. Linens and towels are provided, kitchenware is stocked for the cabin’s maximum guest count, and starter supplies are provided. If you’re bringing a dog, please pack your own pet towels and a bed or crate.

Is Wi-Fi available?

Internet access is provided as a courtesy. We work to keep it reliable, but we can’t guarantee constant uptime or speed, and it may not be used for any illegal activity, including unlawful downloads. We also can’t guarantee particular TV channels, and pay-per-view isn’t available.

Are there security cameras?

Some cabins may have exterior security cameras, for example at entry points or on the porch, for safety and security. These cameras may record audio and video and are for monitoring the premises when vacant.

Can I host an event or photo shoot?

Events, commercial photography, and filming require our express written permission in advance, and so do tents or other temporary structures. Please contact us before booking so we can confirm what’s appropriate for the cabin and its neighbors.

What should I do before check-out?

Please leave by 10 a.m. Before you go, set the thermostats to 72°F in summer or 68°F in winter, start the dishwasher (or wash and put away the dishes), bag the trash into the outdoor bins, leave used towels in the bathroom (no need to strip the beds), return the remotes, and turn off the lights and lock up. Double-check for belongings, and if you leave something behind, let us know within 24 hours.

House Rules

Is smoking allowed?

No. Smoking, vaping, and illegal or non-prescription drugs aren’t permitted anywhere on the property, including porches, decks, and outdoor areas. A Cleaning & Deodorizing minimum fee of $300 applies if evidence of smoking or drug use is found.

Are parties allowed?

Responsible alcohol consumption is permitted for bookings of up to 6 adults. A group of 7 or more adults consuming alcohol or recreational substances is considered a party and needs our approval at least 24 hours before check-in. Unapproved parties, loud gatherings, and fireworks are prohibited and can lead to eviction without a refund. Quiet hours are 10 p.m. to 7 a.m.

What is the maximum occupancy?

Each cabin’s maximum guest count is listed on its page, and only the guests on your reservation may stay. Undeclared guests are charged $50 per guest per day.

Can I use the fire pit or grill?

Yes, where provided. Fires must stay within the fire pits provided, under adult supervision, and fireplaces, fire pits, and propane tanks must be turned off when not in use. Never place a charcoal grill on a deck, and bring your own charcoal.

Are there hot tub rules?

Please don’t add bath oils or other substances to the hot tub (additional cleaning fees apply), remove loose items before getting in, and always replace the cover securely after use. Hot tubs and other amenities are unsupervised and used at your own risk, so please supervise all minors.

Are firearms or off-road vehicles allowed?

No. Every cabin is strictly weapon-free: no firearms, ammunition, or dangerous weapons, including replicas. Firearms left behind after check-out incur a minimum $100 fee and are turned over to local law enforcement. ATVs, dirt bikes, and other off-road vehicles are also prohibited, with a minimum $200 charge and immediate eviction without refund.

Cancellations

What is your cancellation policy?

Reservations made through third-party platforms (such as Airbnb, Vrbo, or Booking.com) are governed by the cancellation policies of those individual channels. Direct website bookings cancelled within 30 days of arrival are non-refundable and due in full. Cancellations 30+ days before arrival forfeit the 50% deposit paid at time of reservation, and no further balance is charged. Direct bookings cancelled within 24 hours of booking receive a full reimbursement minus credit card processing fees.

Do you offer travel insurance?

Optional travel protection is available for your reservation through a licensed insurance agency and underwritten by licensed insurance carriers, not by us. Plans may cover prepaid, nonrefundable trip costs if your trip is canceled or interrupted for covered reasons, along with trip delay, baggage, and emergency medical coverage, and an upgraded plan adds Cancel for Any Reason coverage. Because cancellations within 30 days of arrival aren’t refundable, we strongly recommend purchasing it soon after booking, as some benefits must be purchased within a limited time of your initial deposit.

What if weather or an outage affects my stay?

We aren’t liable if a cabin becomes partially or wholly unusable for reasons outside our control, such as adverse weather, natural disasters, mechanical failures, government orders, or utility outages, and refunds aren’t provided for power outages. That’s why we recommend travel protection that covers everyone in your group.

What happens if my cabin becomes unavailable?

On rare occasions, such as an ownership change or a need for extensive repairs, a cabin may not be available for your dates. If that happens, we may substitute a comparable cabin. If none is available, you can choose another available property, with any cost difference credited or charged to you, or receive a complete refund.
